Just-cause states: read before you serve
In Washington, DC, New Hampshire, New Jersey and (for tenancies over 12 months) California, a landlord can no longer end a month-to-month tenancy without a statutory reason. New York's 2024 Good Cause law adds NYC and opt-in cities. If you're in one of these, the law box on your state shows the citation — check the permitted grounds before serving, or the notice is void.

Do I need a reason to end a month-to-month tenancy?
In most states, no — proper notice is enough. In just-cause jurisdictions (WA, DC, NH, NJ, CA 12-month+, parts of NY and OR after year one) you need a statutory ground; the tool warns you.
